cliche but, when life hands you lemons they say make lemonade. but with what money? lol. this thing we're doing is a long and arduous process. so i need to be patient. so i'll make lemonade with whatever i have. liquidating funds are so not fun. but you do what you have to do -- i guess. so so so to anybody who owes me money, pony up! i need it. lol. ergo,
real estate lesson #2 have enough funds to cover all the shit that you need to pay for. peace!

Hi! If you're a first time home buyer, you should be able to avail the benefits like 100% financing. Take advantage of the housing market slump and have the seller pay the closing cost. I bought a house last October, I only spent money for the inspection which is really important.
Oh yeah, the earnest money is something you need cough up when making the offer but you get all that back!
Goodluck!
thank you anonymous! i shall make a note to shop with the earnest money i'll get back =) lol, j/k. i'll be so house poor i won't be able to afford shopping anymore.
